Genesis Housing Group
Created in 2001, Genesis Housing Group has a turnover of £230m making it one of the largest and most diverse housing groups in the UK, owning or managing over 40,000 homes. It is a member of G15 – a group of London’s 15 largest Housing Associations, which builds diverse and sustainable communities. Genesis is active in the areas of permanent housing, temporary housing and management services, affordable home ownership, key worker housing and supported housing. It employs 1,600 staff based in seven offices and has a complex legal structure comprising 48 entities of which six employ staff.
The Group has come through a difficult period in the recent economic downturn and is now emerging from this period. A new Chief Executive Officer, Neil Hadden, was appointed in October 2009 and the Group is being repositioned and strategy refocused overlaid by a more confident, open culture. This totally new approach encompasses the key themes of:-
• restructure of the Group including consolidation of the various legal entities, of the portfolio geographically and also of the organisational structure, • increased customer focus and a commitment to consistently improve customer service, • improved management of the property portfolio including regeneration and new build, • innovation and extension of existing activities
The Group has been successful recently in raising £200m on the bond market and is involved in two particularly large (multi £m, 4,000+ properties) and high profile projects including the Grahame Park regeneration scheme in Barnett – the largest regeneration project in Europe. Genesis’ new strategy will position it to compete and operate very effectively in a changing political and economic environment with reducing levels of public finance support, new conditions pertaining to funding and a new regulatory framework.
The Position
Reporting to the CEO and an Executive Board appointment, the main objective of this role is to maximise the value of the Group’s property portfolio bringing a commercial approach to the way the stock is structured and managed. You will drive asset management, procurement and development activity, have responsibility for new business generation and for the sales team which operates across shared ownership, outright sales and intermediate tenure (renting).
You will contribute to and coordinate the Group’s expansion strategy, being up-to-date and well informed on developments in the property market and social housing sector, you will identify the possible opportunities these may present. You will evaluate and progress new opportunities in line with the broad strategy ensuring all new business bids are managed within a consistent framework and structured to achieve optimum value for Genesis.
As Managing Director of Genesis Homes, you will work with the CEO and the Board to ensure the Group delivers the best possible levels of customer service. In particular you will achieve this through building strong, effective relationships with developers, contractors and local authorities as well as with customers directly and through effective, motivational team leadership. You will be an external ambassador for Genesis using your knowledge and contacts to position the Group competitively, liaising with Government bodies to influence funding strategies and with local authorities on planning and development issues.
Person Specification
Intellectually strong and academically well qualified, your background may be in either the private or public sector. It is critical however, that you have excellent relevant technical knowledge, a good understanding of social housing funding and, regardless of sector background, think and operate very commercially.
Candidates will have experience of working in partnership with multiple interested parties to fund, develop and deliver a diverse property portfolio and be able to demonstrate genuine flair for identifying market opportunities, using this insight to achieve competitive advantage. You will also have a good knowledge of asset management, of assessing and developing potential new projects and of managing a diverse property portfolio, liaising with multiple stakeholders to achieve optimum outcomes.
Highly motivated and enthusiastic you will have a challenging approach and be an excellent strategic thinker as well as having a strong track record of delivery. You will demonstrate an excellent track record of consistently achieving the highest standards of customer service.
