Group Head of Asset Management and Procurement
Genesis Housing Group
Created in 2001, Genesis Housing Group has a turnover of £230m making it one of the largest and most diverse housing groups in the UK, owning or managing over 40,000 homes. It is a member of G15 – a group of London’s 15 largest Housing Associations, which builds diverse and sustainable communities. Genesis is active in the areas of permanent housing, temporary housing and management services, affordable home ownership, key worker housing and supported housing. It employs 1,600 staff based in seven offices and has a complex legal structure comprising 48 entities of which six employ staff.
The Group has come through a difficult period in the recent economic downturn and is now emerging from this period. A new Chief Executive Officer, Neil Hadden, was appointed in October 2009 and the Group is being repositioned and strategy refocused overlaid by a more confident, open culture. This totally new approach encompasses the key themes of:-
• restructure of the Group including consolidation of the various legal entities, of the portfolio geographically and also of the organisational structure, • increased customer focus and a commitment to consistently improve customer service, • improved management of the property portfolio including regeneration and new build, • innovation and extension of existing activities
The Group has been successful recently in raising £200m on the bond market and is involved in two particularly large (multi £m, 4,000+ properties) and high profile projects including the Grahame Park regeneration scheme in Barnett – the largest regeneration project in Europe. Genesis’ new strategy will position it to compete and operate very effectively in a changing political and economic environment with reducing levels of public finance support, new conditions pertaining to funding and a new regulatory framework.
The Position
Reporting to the MD GenHomes this is a newly created position bringing under one remit the Group’s asset management, procurement and sustainability programmes. The Group Head of Asset Management and Procurement will drive a new Group wide strategy involving three previously separate strategies and teams.
The focus of the role will be strategic rather than on the day to day delivery of property management and will concern the existing portfolio of properties. You will be custodian of the Group’s Asset Database and will ensure requirements relating to the maintenance of assets are clearly set out, accessible and updated with progress monitored. You will also act as the lead for lease renewal and procurement negotiations.
You will be responsible for all the Group’s Procurement policies, operating within the existing framework, contributing to the improvement of this strategy and working closely with the MD Genesis Homes and the Divisional Directors.
This is very much a facilitating and enabling role helping the Group to achieve the best commercial deals and also ensuring an appropriate balance is achieved between Genesis’ commitment to meeting local affordable housing priorities and maximising the value of its portfolio
Person Specification
Intellectually strong, highly numerate and academically well qualified, your background may be in either the private or public sector. You will have excellent relevant technical knowledge and significant experience of leading and managing the delivery of strategic asset management and procurement. You will think and operate in an overtly commercial way and ideally you will have an understanding of the social housing sector.
IT literate, you will have experience of managing databases, be highly analytical and a strategic thinker, able to interrogate information to determine stock performance and shape strategy accordingly. A strong written and verbal communicator and presenter, you are comfortable working within a matrix environment and have well developed influencing and persuading skills.
